Klozed is a modern software platform that makes the HOA and COA resale process fully electronic and paperless. A settlement or title agent starts the resale online and pays the fees into a resale account held in the association's name, and the management company logs in to retrieve the order and process the resale — no mailing documents or checks back and forth.
Today Klozed replaces mailing documents and checks in and out of the office. The settlement agent initiates the resale, uploads what's needed, and pays the resale fees electronically into the association's resale account. The management company then logs in, retrieves the information, and processes the resale. Everything is tracked online, so both sides have visibility.
Not yet — that's on our near-term roadmap. Today Klozed gives the management company everything it needs to process the resale in CINC quickly. Coming soon, Klozed will use automation to run the resale start-to-finish inside CINC Systems for you.
A resale certificate is a disclosure package a community association provides when a home is sold. It typically includes the governing documents (CC&Rs), current budget and financials, insurance information, the homeowner's account balance and dues, open violations, and any special assessments. Requirements, fees, and delivery timelines are set by state law and vary by state.
The legacy portals are order-and-wait document marketplaces. Klozed is built to make the whole resale paperless and electronic: the agent pays into the association's resale account up front, the manager retrieves and processes it online, and both sides see the order status. Klozed collects resale fees up front, electronically, into a resale account held in the association's name via ACH, card, or check — so the management company never has to chase a title company for payment or handle mailed checks.
Klozed is offered to management companies on a subscription with a per-resale processing fee, and it is free for settlement agents to place orders. Beta management companies get waived setup fees and 50% off the first year.
Klozed runs on Cloudflare's global edge network, stores documents in encrypted object storage, and never stores raw card data — payments are tokenized by the payment processor. Klozed is designed to support electronic records and signatures under the federal ESIGN Act and state UETA, and to honor applicable state consumer-privacy rights.
